How to Use the USDA Home Loan Calculator
Start by entering the home’s purchase price and your expected down payment. Then add the estimated interest rate and confirm the loan term.
The calculator includes fields for the upfront guarantee fee and annual fee. These are editable because USDA program fees can change. You can also enter property taxes, home insurance, HOA fees, maintenance costs, closing costs, and any applicable seller credits.
For an affordability estimate, enter your gross monthly household income and other monthly debt payments. The results will show your estimated monthly housing payment, cash needed at closing, debt-to-income ratios, and the potential impact of making additional principal payments.
All figures are estimates. The calculator does not check property eligibility, household income limits, or lender-specific underwriting rules.
What Is a USDA Home Loan?
A USDA home loan is a mortgage supported by the United States Department of Agriculture to help eligible households purchase, build, rehabilitate, improve, or relocate a home in an eligible rural area. The Single-Family Housing Guaranteed Loan Program works through approved lenders and may allow eligible applicants to finance up to 100% of the property’s appraised value, subject to program and lender requirements.
The program is generally intended for eligible households using the property as their primary residence. Applicants must meet applicable income and other program requirements, and the property must meet location and property eligibility criteria.
How Much Can You Borrow With a USDA Loan?
The amount you may be able to borrow depends on factors such as the property’s value, your income, existing debt, credit profile, and the lender’s underwriting assessment.
Unlike some mortgage programs, the USDA Guaranteed Loan Program does not set one universal loan limit that applies identically to every location and borrower. A lender will assess your financial circumstances and the property’s eligibility when reviewing an application.
The calculator estimates the base loan by subtracting your down payment from the purchase price. It then estimates the upfront guarantee fee and adds it to the loan if you choose to finance that fee.
USDA Upfront and Annual Guarantee Fees
USDA Guaranteed Loans have guarantee fees that help support the program. For fiscal year 2027, USDA’s published notice specifies a 1% upfront guarantee fee and a 0.35% annual fee for applicable purchase and refinance transactions. These rates should be checked against the current USDA guidance when using the calculator.
The upfront fee is generally calculated as a percentage of the base loan amount. Depending on the transaction and lender, it may be paid at closing or financed into the mortgage.
The annual fee is an ongoing cost that is generally collected as part of the monthly mortgage payment. This calculator approximates it monthly against the modeled outstanding balance; actual billing calculations can differ.
How Is the Monthly Payment Calculated?
The principal-and-interest payment is calculated using the loan amount, interest rate, and repayment term.
The calculator also estimates the monthly share of the annual guarantee fee, property tax, home insurance, HOA fees, and maintenance expenses. This gives you a broader view of potential monthly housing costs rather than just the mortgage payment.
Your actual payment may be different because of lender fees, escrow arrangements, changing taxes or insurance premiums, and other terms of the mortgage.
What Is the USDA Loan Debt-to-Income Ratio?
Debt-to-income (DTI) ratio compares recurring monthly debt obligations with gross monthly income. It is one of the factors lenders may consider when assessing whether a borrower can afford a mortgage.
This calculator shows an illustrative housing-expense ratio and a total-debt ratio based on the figures you enter. These are not an eligibility decision or a substitute for a lender’s full assessment. USDA underwriting may consider additional details and compensating factors.
USDA Loan Closing Costs
Closing costs may include lender charges, appraisal fees, title services, recording fees, prepaid expenses, and other transaction-related costs. The amount varies by location, lender, property, and transaction.
The calculator estimates closing costs using a percentage of the purchase price. You can also enter seller or other closing credits to estimate the amount of cash you may need at closing. Actual allowable credits and financed costs depend on the applicable program rules and lender approval.
Can You Make Extra Payments on a USDA Loan?
Additional principal payments may help reduce the outstanding balance and total interest paid over time. The calculator lets you enter an extra monthly amount and compares the estimated payoff period and interest with the regular-payment scenario.
The result assumes extra payments are applied directly to principal and that no prepayment penalty applies. Review your loan agreement and confirm how your servicer processes additional payments.
Frequently Asked Questions
Can I get a USDA loan with no down payment?
Eligible borrowers may qualify for 100% financing under the USDA Guaranteed Loan Program. A zero down payment is not guaranteed, and applicants must meet the applicable eligibility, property, income, and underwriting requirements.
Are USDA loans only for first-time homebuyers?
No. The USDA Guaranteed Loan Program is not limited to first-time homebuyers. Applicants must still meet the program’s requirements, including occupancy, income, and property eligibility rules.
Can I use a USDA loan to buy a home in any area?
No. The property must be in an area eligible under the program. USDA provides an online eligibility resource where applicants can check a specific property location.
Does a USDA loan have a fixed interest rate?
USDA Guaranteed Loans are generally offered with a 30-year fixed-rate term. The interest rate is determined by the lender and may vary by borrower and market conditions.
Does the calculator include USDA guarantee fees?
Yes. It includes an editable upfront guarantee fee and annual fee. The upfront fee can be modeled as financed into the loan or paid at closing. Actual charges should be confirmed with an approved lender and current USDA guidance.
Does this calculator tell me if I qualify?
No. It estimates mortgage payments and costs using the information you enter. It does not verify household income limits, eligible property locations, credit, or underwriting requirements.
Can I use the calculator for a USDA Direct Loan?
This calculator is designed around the USDA Single-Family Housing Guaranteed Loan Program, not the separate USDA Direct Loan program. Direct Loans have different requirements and assistance structures, so use the appropriate USDA resources for those estimates.
What is included in the estimated monthly payment?
The calculator includes estimated principal and interest, the monthly equivalent of the annual guarantee fee, property tax, home insurance, HOA fees, and an optional maintenance estimate. Actual lender payment statements may not include all of these expenses in the same way.
Does changing the currency convert the loan amount?
No. The currency selector changes the way amounts are displayed; it does not convert exchange rates. Because this is a US-specific mortgage program, use US-dollar values for all loan inputs.
