Buying a home involves more than looking at the advertised price. Your interest rate, down payment, loan term, taxes, insurance, mortgage insurance, and other costs can all affect what you pay each month.

This calculator gives you an estimate of your monthly principal and interest payment and lets you add common housing costs for a more complete picture. You can also explore your estimated cash needed at closing, total interest, affordability, loan balance over time, and the potential effect of making additional payments.

The results are estimates for planning purposes. Your actual rate, fees, taxes, insurance, and loan terms will depend on the lender and your individual circumstances.

How is a monthly mortgage payment calculated?

For a fixed-rate loan, the principal-and-interest payment depends mainly on the amount borrowed, interest rate, and repayment term. The payment is structured so that the balance can be paid off over the selected term when scheduled payments are made.

Your actual monthly housing expense can be higher because property taxes, homeowners insurance, mortgage insurance, HOA charges, and other costs may also apply.

What is included in the total monthly payment?

The calculator separates principal and interest from other estimated housing expenses.

Depending on the loan and property, homeowners may have costs such as:

  • Principal
  • Interest
  • Property taxes
  • Homeowners insurance
  • Mortgage insurance
  • HOA fees
  • Other recurring housing expenses

Some of these may be collected through escrow, while others may be paid separately.

How much house can I afford?

Affordability depends on more than income. Existing debts, interest rate, taxes, insurance, down payment, loan term, and other household expenses can all affect what payment fits your budget.

The calculator provides an estimated affordable loan amount based on the income, debt, and target ratio entered by the user. It should not be presented as a lender qualification.

CFPB also notes that the amount a lender is willing to approve can differ from the amount a borrower can comfortably afford.

What is loan-to-value ratio?

Loan-to-value, or LTV, compares the mortgage amount with the property’s value.

For a purchase:

LTV = Loan Amount ÷ Home Price × 100

A larger down payment generally produces a lower LTV.

What are closing costs?

Closing costs are upfront expenses associated with obtaining the loan and completing the transaction. They can include lender charges, points, third-party services, government charges, prepaid expenses, and other items.

That’s why the calculator includes a separate cash needed at closing estimate rather than focusing only on the monthly payment.

Does making extra payments save interest?

Usually, paying additional principal reduces the outstanding balance faster. A smaller balance generally means less interest accrues over time.

The calculator compares the regular repayment schedule with an additional monthly payment and estimates the potential interest savings and months removed from the repayment period.

FAQs

What information do I need to calculate my monthly payment?

You’ll need the purchase price, down payment, interest rate, and loan term for the basic calculation. Adding taxes, insurance, mortgage insurance, HOA fees, and other costs produces a broader monthly estimate.

Does this include property taxes and insurance?

Yes. You can enter annual property taxes and homeowners insurance, and the calculator converts those amounts into estimated monthly costs.

What is the difference between principal and interest?

Principal is the amount borrowed. Interest is the cost charged by the lender for providing the loan. With a typical fixed-rate loan, the combined principal-and-interest payment remains generally level, while the portions going toward principal and interest change throughout the amortization period.

Does the calculator include closing costs?

Yes. You can enter closing costs, prepaid expenses, discount points, lender credits, and choose whether the closing costs are financed.

Can I calculate the effect of paying extra each month?

Yes. Enter an additional monthly amount to see estimated interest savings, months saved, and the resulting payoff period.

What is DTI?

Debt-to-income ratio compares monthly debt obligations with gross monthly income. This calculator provides an estimate based on the figures entered and should not be treated as a lender’s underwriting calculation.

Does this guarantee how much I can borrow?

No. It is a planning tool. A lender may consider credit history, income documentation, debts, property value, loan type, reserves, and other factors.

Why is my total payment higher than principal and interest?

Taxes, homeowners insurance, mortgage insurance, HOA fees, and other housing expenses can increase the total monthly amount. CFPB specifically distinguishes principal and interest from these additional costs.
